THE BUY OR SELL FIRST DILEMMA
Why You Should Sell First
There are several reasons why selling your house first is usually the correct decision to make. By far, the most compelling reason is that to sell first can save you thousands of dollars. Here's why. By selling first you are under no pressure to accept a lower offer because you need to finalize a purchase of another home and/or run the financial risk of owning two properties at the same time. If buyers find out you have bought another home, they might think you are under pressure to sell quickly and offer you less money.
Why Can't I Buy "Subject to the Sale" of my Existing House?
Put yourself back in the seller's shoes for a minute. Imagine receiving an offer on your own house, with a "subject to the sale" clause attached. As your selling agents, we would probably advise you to reject the offer, because if your house is conditionally sold, the house becomes less appealing to other agents and their qualified buyers, so they probably won't even come to see it. Also, you want a final sale on your property so you can make your own plans. Even with something like a "24 or 48 hour clause", we would probably advise you to reject the offer. In today's busy market, it is simply not necessary for a seller to accept an offer with a "subject to sale" clause attached.
But What If I Can't Find A New Home Right Away?
Every year hundreds of families move to Winnipeg with only 2 or 3 days to find a home. You will have a lot more time than that! Yes there are fewer homes for sale than you might like, but if you give yourself a long possession date on the selling of your property, you should have time to find your new home. Alternate or temporary living arrangements are also a possibility, although we understand this might not be your first choice.
